This program is available in 38 states. We lend only a % of the purchase price, you must have a cash down payment or free and clear property you can put up as collateral for your down payment. We will allow seller held second mortgages on this program OR you can bring your own gap funding. This program does NOT provide the rehab funds. 

Program Highlights:

We are lending 80% of purchase price or 65% of the appraised value whichever is less - the % is NOT the borrowers choice and will be determined by the as is appraised value. You will need 20 or 35% down plus your own rehab funds for this program.

up to a 2 year term available

65% loan to value on refinances for 1-4 unit and commercial properties

50% loan to value for cash out (cash in hand)

No seasoning on a refi - if you own the prop under 1 year we lend based on what you paid plus any repairs you have receipts for 

1-4 unit investment properties and commercial properties

We will allow gap funding on this program only and can provide gap funders if needed.
